An application to replace a fire-damaged building with a new block of flats and shops has been dismissed again.

Plans submitted to North Northamptonshire Council to demolish the former Feathers pub in Rushden and build a three-storey complex were rejected in 2024.

The Local Democracy Reporting Service said a government-appointed planning inspector has now upheld the council's decision to refuse the proposed redevelopment by applicant Briggs & Hulland Ltd.

The inspector said a redevelopment should not be achieved "at the expense of adequate living conditions for future occupiers, without making adequate provision for affordable housing provision".

The site has remained vacant since 2018, following the closure of the building's last occupant, Fate nightclub.

A fire soon after left the structure heavily damaged and it remains fenced off from the public.
